I feel like I am slowly becoming the most boring person on earth. This summer is going to be filled with stories about the house. Stories that I’m sure are going to get old quick, so bear with me. I will try to do fun things when I can, for my sanity and yours. But for now, all I got is house stories.
Friday Chad and I took the day off to meet with some contractors and to start planning out the renovations.
Looking into the Living Room we are basically going to give it a face lift. We are going to be sanding and staining the wood floors, we are going to paint the walls, get new baseboards, new windows and new curtains. We also found out that our wood burning fire place is not in good shape. What needs to happen is we need to re-build the chimney, which is something we are not about to attempt for cost reasons, so we are going to put off touching it for now. It’s been cleaned out and will be capped this week so no more rain and leaves come down the chimney. In the future we will be completely changing the facade of the fire place and then have a wood burning insert installed so that we can use it.
Looking into the Dining Room, we are going to be ripping up the tile floor and refinish the wood underneath it. We will also be putting in French Doors, changing the light fixture, and painting the walls.
Looking into the Kitchen from the Dining Room, we are going to knock down this wall and have a wood beam running along the ceiling. We are still debating whether or not to put wood posts up, depending on what our master architect / contractor comes up with.
The Kitchen is going to be completely gutted. The glass blocks will be removed and the window will be made bigger. The peninsula is going to extend out to where the wall is now and all the cabinets are going to be replaced. New appliances have also been purchased. The floor will be replaced with slate tiles and the back splash will run from the counter top to the ceiling. We are also going to redue all the lighting and have wooden planks run along the ceiling.
The Hallway will have sanded and stained floors, new paint and new trim.
The main bathroom is something we are going to completely gut in a few years so right now all that is going to happen is some paint, a new window, and trim work.
Bedroom #1 is going to stay as is, other than some new paint, trim, windows and floors.
Bedroom #2 is also going to stay as is, other than some new paint, trim, windows and floors.
The Master Bedroom will stay the same as the other bedrooms.
The Master Ensuite will also be gutted in due time, so right now we will just be getting a new window and we will be painting it.
The stairs in the Entrance are actually a different wood than the floors and they can not be refinished so they will stay the same for the time being. Eventually we will get Ryan to build us new stairs, and we will get a new front door as well. The tiles will be replaced with the same tiles we are using in the Kitchen, but they will be laid out in a different pattern. The railing and trim will also be painted out white.
The basement foyer will also get new tiles and trim work.
The Basement Media Room and Family Room with get a simple face lift with some new carpet, paint, windows, and trim work. We will most likely use the Family Room as an Office / Library for the time being.
The Basement Den will become my sewing room so we will be painting it out and replacing the window.
The Laundry Room will stay as is. At the same point as the bathrooms are renovated we will also be adding a bathroom to the Mud Room (not photographed) and at that point we will put new tile floors in the Mud Room, Laundry Room, and Den. We will also probably re-paint and rearrange the spaces at that point as well.
It’s kind of exhausting going through each room thinking about all the work that needs to be done. I know most of the changes are coming in the form of painted walls, but looking at all the trim work that needs to be replaced just blows my mind. Good thing Ryan is doing that and not me!

It’s a shame, the reno seems to be just half-made. After some time, you start all over again with the bathrooms. I don’t get it…
It’s all about money. If we had enough to update the whole house at the same time we would. Limited funds means you have to pick and chose what to reno now and what to reno later.
